PURPOSE
To establish a contract on behalf of the Spokane Tribe of Indians Department of Natural Resources for the purpose of performing four American Land Title Association (“ALTA”) / National Society of Professional Surveyors (“NSPS”) Land Title Surveys of the subject property located at the following Parcels: 1771700, 1572800, 2023900 and Tribal Tract: 102-184-B.
SCOPE OF WORK
1.0 Introduction
This Scope of Work (“SOW”) outlines the tasks and deliverables for performing an American Land Title Association (“ALTA”) / National Society of Professional Surveyors (“NSPS”) Land Title Survey of the subject property located at the following Parcels: 1771700, 1572800, 2023900 and Tribal Tract 102-184-B. This survey will be conducted to assist in land purchases for the Spokane Tribe of Indians Department of Natural Resources, providing a comprehensive depiction of the property and its characteristics for title insurance purposes and submission to the Bureau of Indian Affairs for trust acquisition.
2.0 Applicable Standards
The ALTA/NSPS Land Title Survey will be performed in strict conformance with the “Minimum Standard Detail Requirements for ALTA/NSPS Land Title Surveys” as adopted by ALTA and NSPS, effective [Insert Current Effective Date, e.g., February 23, 2021]. This SOW assumes the client will specify required Table A items.
3.0 Scope of Services – ALTA/NSPS Land Title Survey
The ALTA/NSPS Land Title Survey will include the following components:
3.1 Records Research
Extensive research of public records and client-provided documentation will be conducted to identify existing boundary lines, easements, rights-of-way, access, and other matters affecting the property. This research may include, but is not limited to:
- Deeds of record for the subject property and adjoining properties.
- Recorded plats.
- Easement documents (e.g., utility easements, access easements).
- Right-of-way documents.
- Zoning ordinances and setback requirements (as provided by client or readily available).
- Flood Plain information (if requested and readily available).
- Review of current title commitment and all underlying schedule B title exceptions (client to provide title commitment)…….
